Can I inspect the property?

Yes, open inspection can be arranged with Accommodation manager by appointment but, you are welcome to make an external inspection of the building without an appointment.


How can I make an Application?

Applications can be made up to 6 months in advance. You can make an application by completing the Application Form on our website or send us an email.

Who can a tenant call for Assistance?

Property Manager and Accommodation manager can be contacted at any time by a call, Text or email.


Is there Public Transportation available in the area?

Yes, the area around O’Connell Residence is extremely well serviced by public transportation. Bus, taxi, train and tram pick-up points are all within walking distance.


Are there Supermarkets and shops near O’Connell Residence?

Yes, O’Connell Residence is located within a minute’s walk to Queen Victoria Market, Melbourne’s largest fresh food market. The local area also has an abundance of international restaurants, cafes and grocery shops.

What are the differences in rooms and the different prices?

Rooms vary in size, location (e.g. street view ) and facilities (e.g. ensuites). Some rooms are also equipped with hydro heaters which draw from the common heating supply while others have their own electric heaters where usage can be controlled by the tenant via the pre-paid Smartcards.


Is a Deposit required?

Yes, a deposit is required when the application is accepted and a room is allocated by your request. The deposit is equal to one month's rental. This deposit will be transferred as a security bond to the Residential Tenancies Bond Authority (RTBA) for safekeeping after the tenant has successfully checked-in to their reserved room.


What is the deposit Refund policy?

The deposit is strictly non-refundable. This applies if the room reservation is cancelled or if the tenant does not show up on the check-in date.

Once a tenant has successfully checked-in to their reserved room, the full one month's deposit will be transferred to RTBA as a security bond. Full bond will be refunded to the tenant directly from RTBA when the leasing term is completed and the tenant successfully returned the keys to office after vacate the room. However it is subject to condition of the room and the furnishings as it is expected to be the same condition as upon occupation except taking into consideration of normal wear and tear.


Can I use the Bond to settle my rental at the end of my stay?

No, is held by RTBA and we cannot offset this as final rent. Bond is required by the Office of Fair Trading & Business Affairs for the owner to claim compensation in case tenants or their visitors caused damage to the property, cost incurred for the cleaning of the premises that have not been kept in a reasonably clean condition, tenants have abandoned the premises before the end of the contracted lease period, loss of landlord's goods or any unpaid rent.


Where do I Collect Keys from?

Accommodation Manager will meet you at the residence at time of your arrival


Can tenants Smoke in O’Connell Residence?

O’Connell Residence has a strict ‘No smoking’ policy. Tenants and visitors may smoke in the open area outside the building. Sand trays are provided for smokers to extinguish their cigarettes before they enter the building.


Are Meals provided?

The local area is host to many good restaurants and inexpensive cafes so there is no need for in-house provision of meals. However, the Accommodation Manager can recommend caterers to tenants who require the service.


Are there Internet facilities?

Yes, anyone can enjoy free Wi- Fi in the lounge (daily data limit apply ) or high speed wireless internet package can be purchased from $ 5 per month by online if tenants need extra data or  wish to use it in their room. 


Is car parking available?

The property itself has no car parking spaces but the public car parks in the immediate area offer short and long term car parking rental. Tenants can make direct arrangements with these car parking facilities.


What security features are in place for O’Connell Residence?

The residence features the latest in security including:

  • Camera surveillance at all common areas
  • Latest fire sprinkler system and smoke detectors throughout the building which are linked directly to the Melbourne Metropolitan Fire Brigade ( MFB)
  • The building complies with Melbourne City Council’s stringent standards for student accommodation
  • Smartcard Security Locksets are installed in main entrances and every bedroom
